That is a question I would prefer to discuss with the seller once an offer is presented. If you would like to submit an offer for cash-we would like to request proof of funds, then we would discuss wether or not to accept, reject, or counter- I believe they would be willing to negotiate an offer.

The owner is not willing to finance but if the offer is favorable they may consider picking up some closing costs. Is there a possible offer?
