Seller backing out of sale of home

I am a buyer.  I have obtained financing and have adhered to all of the conditions of the sale.   The seller has informed me that he is backing out of selling home.  He has ot cooperated with the bank, title agency and is slowing the closing process down immensely. He has no legitimate reason to back out.  We have a binding contract with the only contigency is if I did not obtain financing within 30 days - which I did obtain finacing.  Please advise.

Depending on the State within which you are transacting, please have your agent consult an attorney who may take a first hand look at your transaction docs. An experienced office manager or broker may also be ale to tell whether the seller defaulted by neglect or not. Here in CA we often involve a C.A.R. California Assoc. of Realtor's attorney free of charge provided you are using a State licensed Realtor. Normally the only time I've known the board of arbitrators ruling in favor of a buyer is when he signed loan docs and committed to the property 100% in good faith.

I've never ever heard of a court forcing a seller to sell their home to a buyer. If you want to know what your recourse is, you need to speak to an attorney.
