Seller did not show up to closing what can I do

I saw a house that I wanted and offered full asking price cash and everything went smoothly with the paperwork and then the day of the closing the seller did not show up or return his agents call. the house is located in Gary, Indiana

Your agent is the best person to consult with over this. They may very well want to involve their broker/manager. This is one of those situations where you really do need an agent to help you out.

You need a solid RE attorney ASAP. If your contract is in order, the seller cannot just walk away at the before signing without opening himself up to paying you damages or being instructed by a court to sell the house.

Get legal advice right now to find out how to notify the owner you plan to act to enforce the contract.

You have some options.  If the seller just missed the appointment because his car broke down or something, you need to set another closing date.  If the seller is walking away from the deal, you need to look at the contract for remedies.  You may be able to sue for specific performance (force the seller to sell) or damages.  Consult with an attorney.

Do you have an agent? I would meet with a real estate attorney. I presume you have made a deposit, at least sue to get that back, whether it be in small claims or mediation. Legally though, they signed an agreement to sell and yes they can be forced to uphold the contract, but it may not be worth going to that extent.
