Seller is lying about # of bedrooms in house; how to fix it?

6024 Southland Avenue, St. Louis, MO 63109, claims that it is a 3 bedroom property, but it does not have 3 bedrooms.  Is there a way to get that fact fixed on Zillow?  We've already reported this to MLS.

I think the only way to fix this in Zillow is for the owner to go in and do it.  The owner needs to check a box stating that he/she is in fact the owner of the property.  I noticed that my house only was listed as 2 bedrooms in Zillow and it has a real 3rd bedroom on the main level.  I was able to fix it myself.  The value of my home did not immediately go up.  This may take time.

Thankfully MARIS (our multi listing system) has adjusted how bedrooms and bathrooms are reported.So buyers will have full knowledge of which level the bedrooms and bathrooms lie. (ooh, that was punny).

It is quite frustrating to buyers to go into a home expecting 3 beds on the main level, only to find that the 3rd is a basement bedroom. As well, to sellers that are trying to sell their homes in the same area...especially when they have 3 beds on the main level.

This should clarify things for everyone. Happy buying and selling!

The St. Louis MLS recently changed its criteria for determining number of bedrooms to accomodate the large number of homes featuring lower level "sleeping rooms", now called bedrooms.  The property you referenced discloses the 3rd bedroom being on the lower level.  Love it or hate it, the new method has people talking, that's for sure.

The bedroom count criteria for the MLS is different than what is required for other web sites.. there are actually 3 bedrooms as it appears from the pictures/description.. with one of those in the lower level finished area.  It is a 2bedroom home as far as the MLS is concerned though. So if it gets changed on the MLS then that should change it on the other sites that it feeds to.. unless those sites are then changed manually to reflect the actual bedroom situation... Some buyers value the lower level bedrooms more than others and some appraisers value them differently than others... so it is unfortunate that some listings are technically incorrect on the MLS but they are actually accurate under other standards.

Once its updated in the MLS, this (and all the other feeder sites) should update within a day or so. When a violation is reported to the MLS, the agent has 24 hours to fix it or they will be fined.
