I saw your other post.  In my market experienced agents will advise their sellers that accepting a contract with a named lender unknown to the local community is hazardous.

I agree the lender/broker/bank needs to be local or at least within the state.  As far as a direct lender - brokers are not direct lenders, but I have relationships with several who get the job done.  I have no problem with using a broker who is a member of my business community.
