Hello all! My family and I currently reside in Munford, TN in a 3 BR/1 and 1/2 BA ranch home located on an acre with an inground pool and oversized detached 2 car garage. We bought the home in Jan of 2009 for $130,500. We are looking to relocate to the Maryville, TN area. I have one particular propert in mind that I have been watching. It has been on the market for almost a year and has dropped in price from $154,000 to $148,000 and is constantly taken off/put back on the market. I see this as an upperhand for me the buyer. Any advice on the best way to move forward on this (selling my home/purchasing the one in Maryville)?

Your first step will surely have to be getting in touch with an agent local to Munford about the sell of your current home. If you are truely interested in the property you speak of, you may want to get you current home on the market sooner rather than later.

As for the home that is constantly being listed and relisted , been on the market for one year plus and reduced... That can mean anything. I would not immediately assume that you can go in with a lowball offer. That may be why it is still on the market! The market is slow and there are people who really need to sell, but not everyone.

As for relisting, alot of people get frustrated with the process and need a break . They may be antsy, but generally are just unhappy and feel like having a messy house for a while. If they are listing with different agents that could mean they are unhappy with their service.

Best advice I can give is if you really want this house offer what you think it is worth. If you like it but you dont really care if you get it offer what you want ,they may take it, but if it's too low be prepared to get rejected.

Your first step should be to talk to a local real estate agent to determine what you could get for your home in todays market, how long it would take to sell, and what you would net from the sale of your home.

You might just decide that, after the expense of selling, you might be unwilling or unable to sell at this time.

As for the home you want to buy, for a home that's been on the market for almost a year, the modest price reduction they have taken so far (coupled with delisting and relisting the home) makes me wonder how serious the sellers are about moving their home and whether they're able or willing to take a dime less than asking price. So if your strategy to buy this home involves asking for a big reduction, that may not work.
