Hi AC Simon,
Have you tried listing with a real estate agent knowledgable about co-ops?
Co-ops in lower price points can be more challenging to sell because first time homebuyers are often unfamiliar with co-ops in this market. There are only a handful of lenders who offer share loans and though rates are competitive, downpayments are 10% and up. Many first-time buyers don't have a 10% downpayment. Your best option for a fast sale may be an investor. Is the unit eligible under the current co-op rules to be rented immediately?
Feel free to email me if you'd like more detailed advice.
