Hi Sarah:
In todays market, it's not location, location, location any longer. Buyers are looking for the best value for their dollar spent. I actually live in Crestwood as well and very familiar with that market area.
Depending on your underlying reasons for selling, if you price your property higher or at the comp price for recent sold properties in Crestwood, plan on having the property on the market for a while. However, if you priced it just below the actual sold comp prices right from the start, you'll have a better chance of a serious Buyer presenting you with an offer quickly on the property and most probably very close to your already discounted asking price.
Another point to keep in mind, I can't tell from your post if you plan on marketing your property yourself or if you plan on listing the property with a Realtor. If you do plan on listing with a Realtor, my advice would be to interview at least 3 Realtors from different Realty companies. By doing so you will obtain from them their honest and educated opinion about your home and the most recent comps for your particular neighborhood. (Ask them to provide a CMA report for your neighborhood when they meet with you.)
