I know some people like the idea of an auction, as a buyer, I hate them simply because it feels so pressured and I know that no matter how much I loved a home, my husband would never be on board.I do however think you could make use of some creative marketing strategies. Consider using a mix of ideas, maybe even some of the ideas banks use to sell quickly. Think about doing a set period (like 7 days) with a carefully staged open house, where the home is available for viewing, but no offers are accepted. Then a second period where all offers are accepted. If you recieve more than one offer send out a request for the highest and best offer with instructions that you will then counter and deal only with the "best" offer.It seems like the market will bear what the market will bear...the only things overpricing a home really accomplishes are keeping prospective buyers from even seeing the home in their search and delaying the sale of the home...
