Short Sale AdviceI want to purchase a home I looked at yesterday. It's a short sale listed @ 145K I spoke with my Agent who happens to work at the same agency as the listing agent.and he told me that if I want the house I have to pay full asking. He said the bank as done a market analysis on the property and came up with that price and since it has been within the last 30 days the bank would not be willing to entertain offers below this price. When I asked If I could write @ 135,000 just to try he said that the offer would sit in a pile of paperwork and they might get back to me in 90 days but in that time another offer will come in at full ask and it would just be a waste of time even submitting an offer under 145K I was also hoping to have seller paid closing costs or at least have some negotation aspect when looking to buy my home. He told me if I want it I pay everything and cant ask the bank for any closing concessions. Can you guys please advise me if I am getting good advice here.I have read that an agent can call and speak with the banks short sale dept. and negotiate on a buyers behalf but I'm being told my offer would be submitted and I would hear back in months. The listing says quick closing possiable so I'm assuming they are using that HUD short sale program thats supposed facilate quicker short sale processing. Wouldn't that mean they can submit an offer to the bank and hear back in a more resonabile amount of time. like days or a week or so?I want this home but I don't want to feel like I'm getting bad advice or missing the oppertunity to negotiate this transaction.Any help or advice is greatly appreciated! Thanks in advance!March 15 2014 - Maple Grove00YesReport a ProblemProblemSelect oneOffensive contentIrrelevant contentSpam (pure self-promotion)OtherDetailsYour emailPlease enter a valid email address.Submit CancelContent flaggedWe will review this content.
