The relevant website is http://www.dfi.wa.gov/consumers/homeownership/.
The State helpline can refer you to a local housing counselor, one you can meet with in person.
The State helpline or a local counselor should also be able to refer you to a lawyer.
You need to get some legal advice. Don't rely on your real estate agent for legal advice unless your agent is also a lawyer.
I'd talk to more than one counselor as well.
