While the bank has certainly taken it's time in doing things, they now have an opportunity to put blame elsewhere. Keep that in mind. You may have some real complaint with the Dept of Real Estate, however, the complaint will need to be specific. No sign is specific if your listing agreement called for one. Firing you is specific if in fact your contract has been violated by the agent/broker. If you requested early termination and it was granted, you may not have any recourse depending on the timeline between actual termination with you and the agent canceling all orders with the lender. In other words, what happened first. As for what your lender told you, that may be harder to prove without their cooperation.

www.re.state.az.us Short sales can be very frustrating for the sellers, agents, and buyers. They are extremely long drawn-out processes, and this is important to know when listing. Many buyers are unaware of this as well. For example, your buyer who only had 3 weeks to wait has no chance of ever purchasing a short sale home, and he has no clue of this.
These are some of the things your agent should have expressed to you when you listed. Instead he chose to lose his temper and act unprofessionally. I am not sure how seriously the AZ Department of Real Estate will handle your complaint, but you can visit their website to file one. You can also see if the agent has previous complaints filed.
A bigger issue though, might be the fact that the bank has shown no interest in actually letting you sell your home. I've found that when banks sit on short sale offers for 6+ months with no BPO's and no updates, they are probably well on their way to sending it to foreclosure. It is not in their best interest to get the home sold.

Really, a Real Estate agent cannot speak for any bank when it comes to the shot sale process. I have two contracts that I have been waiting on since March for the bank to accept the short sale. There is no set rule, no set time period - the only thing a real estate professional can do is submit the required documents the bank requests, and make sure your real estate agent follows up on the file every week. Sometimes we real estae agents are on the phone waiting on hold for up to 3 hours trying to get an answer from a bank as to the status of a file. As far as the realtor saying derogatory things to your loan servicer, I am sorry to hear that. I hope your new agent will assit you well and plese know not all agents are alike. Short sale with a realtor - the good, bad, and the ugly!
Had a buyer very interested in purchasing. He could only wait 3 weeks or he had to purchase another property. I met w/my realtor & explained this buyer could not walk. One week later he walked. Opted for a professional but firm conversation w/my realtor. Indicated our arrangement isn't working. Stated I would not be renewing my listing upon expiration. Requested he release my listing early.
Next day he called my lender and said he "fired me as a client". Told the bank "there is no buyer" & to "cancel any and all documentation for a BPO". Bank noted other slanderous, unprofessional comments (he told the bank I stole his for sale sign, then realized he never placed one in front of my house - and so much more).
I found all this out when I called my lender to tell them I hired a new agent to take over my listing. The client services rep shared all the comments with me.
I immediately called my prev realtor & his broker. Requested we all talk. Of course they are hiding but my ph call prompted the release of my listing. What professional recourse do I have in this situation? Should I contact the Dept of Real Estate to file a complaint? This is simply unacceptable.
