Get a lawyer.  Here's the issue. Insurable Title means different things to different folks.  The title company may be willing to insure tille but with exceptions.  Can you live with those exceptions?  Do you know hat they might be?

Just for the sake of example, suppose the title company is willing to issue a policy but it excludes the survey results. Maybe a rock boundry wall is off the lot line.  Maybe the house is not properly set back form any of the four lot boundaries.  You may not (or may) want that house, but you have agreed to live with the "convey insurable title" provision. Your ship is sunk! 

Consult a lawyer who works regularly in real estate law.
