The numbers will bear out that the IHDA loan is worse both in the short and long runs.  You will get a better rate, faster approval and lower costs that way.

I would go with a conventional loan.

However, speak with a few lenders. There are some great ones on here. Have them run the numbers. They are the experts and can give you the best advice once they get your financials.
