Should I leave carpet in place or replace with a laminated wood flooring product?

Profile picture for kevinmocello
My house has fairly new tan carpeting. It's OK, but nothing special. My gut reaction is to tear it up and replace it with a laminated wood flooring product.

The laminated wood flooring products, I think, give a room a more open and brighter appearance. It's somewhat reflective and amplifies natural light. It's also easier to clean. You can easily dry mop it and hit any tough spots with a soapy cloth. Less involved than vacuuming and shampooing.

I'm prepping my house for eventual sale. What are home buyers clamoring for? Carpet? Laminated flooring?

Thanks,
Kevin

I rented a condo with cheap laminate in the kitchen and bath and hated it. It buckled and showed seams and generally did not hold up well. Genuine hardwood is no comparison, of course, but neither is as easy to keep clean as carpet. Just choose a dirt-hiding tweed and vacuum. If your pets are using your carpet as a toilet, you are not taking good care of your pets.

My wife and I put in a wide plank red oat laminate about a year ago.  We have a dog and two cats.  The floor is beautiful.  We purchased a high quality laminate as well as the best underlayment we could find.  My wife loves that it is so easy to care for (It is in the kitchen) and it does not show any wear or traffic.  We are extremely happy with it.

I love my new laminate floor so much, I have been dragging my feet putting my home on the market.  Two dogs and two cats?....laminate is the best thing since sliced bread. The money I have saved by not having to get my carpets cleaned every 4 months has almost paid for it.  It is so much easier to take care of than any other type of floor I have ever had in the past.  I've had both hardwood and tile in previous homes.

Actually the current trend right now is wood flooring. It is much cleaner looking and keeps the house a lot cleaner and does NOT hold the dirt, pet hair etc that carpet holds.

Laminate flooring is a lesser expensive option to natural wood.  I would rather see natural wood and have experienced most buyers would rather have a combination of natural wood in a great room/kitchen, etc. tile/vinyl in bathrooms and possibly kitchen and carpeting or wood in bedrooms.  The combination is nice and the carpet and wood combinations really warm up a house.  Laminate flooring seems to be louder than natural wood.

i'm currently buying a house. all that i've gone into with laminate floor i immediately drop what i'd be willing to pay for the house by how much it'd cost me to put in something else. don't do it.

laminate/pergo flooring is DEAD in my area.  People walk in and think cheap cheap cheap.  I also tends to feel spongy in certain instances and that doesn't help the illusion of a hard surface floor.

In my opinion, in 10-15 more years, you'd walk into a home with pergo and have the same thoughts as if you walked into a mobile home with ugly panelling instead of drywall.  "What the heck were they thinking?!?"  At least carpet is not trying to be something that it is not.

Now real wood, that's a different story altogether.  That is very desirable and fairly timeless.  I do feel these engineered wood products are misrepresented however since most of them cannot actually be refinished as the manufacturer would like you to believe.

I agree with one of the answers below--quality laminate and bamboo are just about the same cost and bamboo holds its value longer and better than laminate.

Wood flooring turns a house into a home.  I would use a 3/4 T& G hard wood, like oak.  Here is our floor after we tore up our carpet 5 years ago, it'll out last this home.

Laminated wood flooring looks great and we put it in all our new condos. When you say "laminate", I'm assuming you want a real wood engineered product, that is what we use. I agree with the reflective qualities of wood floors, especially to brighten smaller or more enclosed spaces. It cleans and polished very well with Murphy's Oil and hot water. Check out "BR111" product from Brazil. Now, that said, I pesonally do not like hardwood floors to live on, because I go barefoot in home, but the wood is beautiful and will most likely sell your home faster IMO.

Kevin,

Laminated flooring is popular in our area.  I would suggest that you do a little research on the different grades of laminate flooring.  As a stager, I find that the inexpensive flooring does not hold up to traffic, children or pets.  Backing is also important.  Generally, the moderate grade to better grade will have backing attached.  This will cut down on the 'click clack' hollow sound as people walk over the flooring.  Please remember to add a vapor barrier.  Moisture may cause the laminate to swell or delaminate from the bottom side up.  Proper installation will ensure a beautiful long lasting floor.

Interesting&varied answers to your question. I agree that carpeting is not desirable! While many people love TILE, I find some people find it harder on their backs and bones (if they have a history of injuries, or any form of arthritis or prior surgeries from prior injuries; ALL of this must go into the equation).  So, a for compromise between carpeting and cold hard unpliable tile, one CAN use the padded & higher quality forms of the spiffy new laminates. Not all laminates are equal...They do need water barrier underneath (which is good) and do have a bit of cushioning, which is kinder on the body, which ultimately is good.

About a year ago, we were negotiating an overhaul of a large home,  & I was asked to help choose varied items for it...I saw a good laminate, that really looks like REAL slated pieces of tiling. Varying how it was laid, ACTUALLY convinced many that they could stumble on what looked like uneven surface of slate. One person, actually had to feel it with his fingers to see it was flat! The Contractor I was designing for, did not like it at first. I got samples to go, and he came to see the wisdom of the choice when it was on site. ONLY once it was completly installed, did both he, his crew and the Owner's family truly love it.
USEFUL TIP: If doing a LARGE JOB, one can negotiate through the 'bidding room' at some commonly known places,& actually pay for the flooring only cents above their cost per box, when buying in quantity. So, I pass this on to you. The price CAN sometimes be less than the price shows.Hoping some of this was helpful...and Happy 2009!

We stage a lot of homes in the peninsula/south bay area, in the pricer neighborhood, we see a lot of clients ripe out the dated carpets and install hardwood floor for the clean look. however in the more affordable markets, you might not be able to recover the cost of re-flooring, so it really is a question that depends on a lot of variables.
In general, more buyers prefer the hardwood/laminate over carpets... but also keep in mind, the cheapest thing you can do to increase your house's appeal is painting! keep it simple and neutral, you can't go wrong...

This comes down to the buyers and the other homes in the area. As for laminate, if you chose that route, here's a bit of advice. I just replaced my flooring. I planned on laminate, but after searching and comparing i ended up with bamboo.

The reason:

Laminates are good but  they require padding under them, so you are not just buying the laminate, but you are purchasing the padding and adhesive.

But for hardwood/ bamboo you simply need the flooring paper ( which is very economical), and a nail/staple gun which you can rent from lowes or home depot and it will come out cheaper or about the same price.

The Kicker:

Hardwood/ bamboo much more durable and last longer...

Laminated flooring is the way to go. I would rather have anything other then carpet. If you have ever pulled 5 or 6 year old carpet out the mess under it is enough to make you sick.

The answer is going to depend on a bunch of variables.  When it comes down to it, carpet vs laminate is purely buyer's taste.

First, what's the price range of your home?  Do you have an upper end home where all of your competition has a real wood floor?  If so, I'd hesitate to put in laminate.

Second, what rooms are you going to use it in and what type of flooring will the laminate adjoin?  If you already have wood floors in your house, don't run laminate up against it, that'll just look tacky.

If you do end up going with a laminate, don't buy the cheap laminate.  The look and feel of it ends up coming out really cheap, and the finish starts to wear quickly.

Whenever  I purchase a house, I always figure on a cost to replace what I don't want.  A house without carpet, will get more money in the end. You would be better off shopping around and getting a good price for a  GOOD laminate. There are many on the market now, they are not all created equal.  You will be happy you did it and got to enjoy while living there.  It makes such a difference!

Laminate floors I think will help to sell the house quicker. Buyers like that or perhaps wood floors.
I don't kno if they will increase the value of the house during this period but I think they will help to sell it quicker then one with carpets.

If your carpet is fairly new, you might want to save your money. You might actually lose money in doing this renovation. It finally depends on homes in your market and the layout of your home.

I was able to help a client replace the carpet in his entry with REAL prefinished hardwoods ONLY IN THE ENTRY HALL. This gave a good impression without overspending. His carpet was fairly new so we had it professionally cleaned and used his other budgets on other updating that actually needed changing.

If you want to give a "decorating budget" to a prospective buyer for "Pergo Floors" or whatever the BUYERS want to spend it on, that is another selling strategy. A $2,500 Buyer's Choice Allowance is often a true selling feature.

I don't like carpet, I hate laminate.   When house searching, if I saw new laminate I wondered how much the owner had just paid for something that I'd have to rip out before I moved in.

If you want a solid floor, go hardwood or tile.

Personally I prefer the laminate over the carpet.  Although, I think cheap laminate flooring looks..cheap.  We put a gorgeous laminate that looks like slate in the kitchen and looks great!  We also are in the middle of  putting down light maple colored laminate in our bedroom, also looking great.  Lowes has some really nice options in their special order section.
