Thank you for you answers.I am concerned that I will not be able to afford to downsize after lowering my price. However my realtor did say we can negotiate the commission. What does that mean? Also should I expect pospective buyers to offer me ever less? I am still concerned with what the inspection would uncover, $$. I have a well maintained home but it is 22 years old.

I really think it depends on your situation. Are you feeling that your price has been cut down to the point where you can't move to a new house? I'm very sorry if that is the case. There is nothing more stressful that needing to move and knowing that you will not be getting enough money out of your home.
On the other hand if you sell your home yourself here are a few questions to ask yourself. Do you have time to do all the marketing that needs to be done to get it sold? Is someone available both during the day and evening to show the house? Are you comfortable with meeting strangers at your home? And those are only a few of the long list of questions to think over.
You really may need a different REALTOR to do a market analysis. But don't let them Buy the listing by giving you only the best possible price in a perfect market. Ask for the worst case price also.
In defense of your current REALTOR, remember that average days on the market is only average if your house is at the current market price to sell. If you have dropped the price and dropped the price and it has only been one month and your average days on the market is 90 days you may need to leave it on for another 60+ days.

Lower your price. The Buyers will take off the commission when they make you an offer anyway. That means you will be doing all the work for nothing.

Do you mind being a bit more specific about your situation? Do you feel your Realtor isn't doing all that s/he can to sell your home? Do you feel that you would be able to sell your home on your own for the same amount you are thinking of reducing to?
