Hi there,

In VA we document the above ground sq ft and below ground (basement) so your sq ft number is definitely important b/c many buyers are looking for finished basements.

The question above was about Finished Basement in Round Hill, Virginia  :-) 

In the Washington, D.C. area, Total square footage is divided into Living Area (above the ground), Finished Basement, Unfinished basement, and Garage in our MLS.  

It might be different in your state of Minnesota.

Living area includes square footage above the ground.

In the state of Virginia above the ground rooms do not have to have a cooling system, not even window A/C, to be counted as Living Area. The rooms must be heated, though.

Also, in Virginia bedrooms do not have to have closets to be considered bedrooms - some people use wardrobe furniture - although basement bedrooms must have at least a medium size window to be considered legal bedrooms.

There is above grade and below grade which should be specified in your tax records.  However, total square footage should include both above and below grade.  To verify a Bedroom one should have a window big enough for one to climb out of (in case of fire; and one closet)  Thanks for chiming in.

Square footage shown for a house on Zillow is above grade finished living area with air-conditioning/heating (as appropriate for the area).   The finished basement is called out separately.
