The lease might indicate what the tenant is responsible for and what they aren't responsible for. I would look there first. If I were renting a home, I would take care of it but we all know that's not what happens. The lease should outline this for both sides to understand what their responsbilities are in maintaing the home. If you are the landolord and want it maintained by the tenant, you would need to make it clear upfront. Thanks
Why would a rental management company ask such a question? Doesn't the management company do any management? Why even hire a management company if they are not going to take care of the maintenance as part of the management?

However, if you are a landlord living in another state, at least provide the filters for the tenants and send them an email reminder and get a confirmation that they were changed or send someone in, a handyman to do the work. That way you know it is done.

If you take on the task of "repairing" a defect in the property and end up causing damage, yes. granted, the only way I can see an "improperly attached air filter" causing damage is if its still in the plastic. I find it truly unlikely that the air filter caused damage.
however, as dawgs stated, its not your tenants job to be replacing any filters. so, if you hand them an air filter and say "install it, its easy" then SOL. HVAC should be off limits.

As a landlord, we've always considered maintenance (including filters) our responsibility. So, the answer to the question would be no, the tenants should not be responsible for the repair bills unless they do something really stupid (such as stuff teddy bears into the return air duct).

I agree 100% with Ms. Sharon! We have tenant properties, office and our home serviced annually. We also change the filters every six months for the tenant properties.
It affects the longevity of the mechanics, so we take care of the maintenance.

How can you prove that? The landlord needs to have it serviced at least once a year and provide the filters if they are concerned about changing and change them . They are the ones who are vested in the property.
