You want to be there in person to make sure nothing happened. Having your realtor there with you is a good idea. 2 sets of eyes are less likely to miss something compared to only one person.

It really depends on the scenerio, the comfort level displayed between the buyer and seller during the Pending period, the professionalism displayed between the realtors involved or the condition of the property. The Seller should definetly not be present without their Listing Realtor for sure. You've gone the distance through negotiations, home inspections and repairs, don't let the transaction fall apart the day of Closing. Best wishes!

Yes, it is not a "normal" event, but it does happen especially on the higher priced homes. Selling agents want to make sure the transaction goes through without a hitch and the last minute to resolve any problems would be at the Walk Through.

I have never experienced that but is certainly possible as seller still owns the property at that point.
