In the 2011 real estate market, no one goes looking for a new house without knowing how much equity they have in the house they are selling. You are reaching for the stars. Interview 3 selling agents, get a CMA for your house and then determine the time frame for selling before even thinking of the future.

From your post and questions you seem to be intelligent & informing yourself so continue to do so...sit and talk with the Agent discuss your concerns, see what they say
It's a Large Business Transaction & just your Costs in Commissions will be a large amount...Ask what deal can be made for listing commission if you use them for Buying..will they discount some of the Commission on the property you are purchasing if you list with them to sell
There is no right answer to your question because no one knows the Agent, your concerns, comfort level, situation...just suggestions/opinions
Just be smart and remember..These are Large Business Transactions
Personally I have bought and sold at the same time using the same Agent..everything worked out fine plus I paid less Commission than if I had used multiple Agents...It was a win win for me and the Agent each time
The key....Know the Agent, talk to them, don't sign any agreement until you are ready and have read them..don't like the agreement then change it or walk & talk to someone else
Agents are SELLING Services not doing people a Favor by participating so conduct yourself as you would if hiring anyone for Thousands of Dollars..
It's not about if they seem nice but can they do the job & what's best for YOU Financially

Before you get too excited about the purchase of the new home, can you purchase it without selling your home? If you need to put your home in the market and sell it before buying the new one, the deal may not even work since few sellers will be willing to accept an offer subject a the sale of the buyer's home. I suggest that you find yourself a buyer agent and a lender and then continue to pursue the purchase. It is entirely up to you as to wether you want to purchase the home without a buyer agent, I would not, I would want to be represented by my own agent. The listing agent already signed an agency agreement with the seller and as such is representing his interests. Good luck!

Why are you committing to a single agent without interviewing a number of them? The one you have met may be very good, they may not be.
It is an advantage to you to settle on a single agent for both deals in that you only have to strategize once for both of them.
There is the possibility of a disadvantage to using the Seller's agent to purchase a home in that they already have an agreement with the Seller to work at the best of their ability for them, not you.

Should we have the seller's agent represent us in selling our home and buying the seller's?
Should we ask the seller's agent to represent us for the sale of our house and the possible purchase of the seller's property? Or is it better if we work with our own agent? Should we select an agent from another brokerage?
