Should we sell our house now or wait until Spring?

After taking a look at recently sold houses in our area and listings currently posted, my husband and I are unsure if now is a good time to list our home.

It seems that houses that have sold were mostly done so last Spring. The houses currently available are below value.. some around $46/sq ft, which is about $43k less than what we paid for the house 5 years ago.

We really want to get out of this house as we have a new addition to the family and my work commute is too far. But does it make sense to move now.. or should we wait until next year? My zip code is 75409 if that helps anyone.

This question comes up with many potential sellers and is one that offers many different points of view and answers.  The bottom line is homes sell all year long.  There may be a trend that more homes sell in the Spring, but then you also have more competition as more people list thier homes in the Spring.  You may actually do better by listing over the fall and winter months as there may be less homes on the market, depending on your area, and less competition.  Unless you are in a major metropolitan city, most of the market is not appreciating, and by next year the market could be alittle better or it could be worse.  By listing now at least you know what you are currently dealing with instead of holding off until next year with the possibility depending on where you live the market may decline more.

Definitely talk to a local Realtor. Most of them will probably tell you to sell now, which may be the best case scenario. In what I have seen in my area, I don't see prices increasing too much between now and the Spring.

Prices will be declining again.  That's my crystal ball.  When you have a market in which prices are expected to or will decline, its better to sell today than tomorrow.

Given the supply/demand dynamics for housing for the next few years (not months, years) will tilt heavily towards declining prices, selling now is always preferable to selling later

Start by talking to a local Realtor. Have that person show you what is happening in your local area. Make sure you look at depreciation numbers.

From everything I have been reading most areas of the US will continue to see some depreciation through out the next year or two in some areas. I think your best bet is to sell now because your going to get the most money for your home today then you will a few months from now. No more commute and you can be settled in before the new addition. Unfortunatley most people that bought 5 years ago will be losing money if they sold there home today. Nice post by Brock Harris from Mike Ferry's list of why to buy during the Holiday Season.  Living in Maine we answer this question all the time.  During the winter months you get serious buyers and less competition.  Bringing a home on the market in the Spring brings lots of competition.  Ultimately you must price your home aggresively during all seasons to make your homes value better then the rest.

1. People who look for a home during the Holidays are more serious buyers!

2. Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you!


3. Since the supply of listings will dramatically increase in January, there
will be less demand for your particular home! Less demand means less money for you!

4. Houses show better when decorated for the Holidays!

5. Buyers are more emotional during the Holidays, so they are more likely to pay your price!

6. Buyers have more time to look for a home during the Holidays than they do during a working week!

7. Some people must buy before the end of the year for tax reasons!

8. January is traditionally the month for employees to begin new jobs. Since transferees cannot wait until Spring to buy, you must be on the market now to capture that market!

9. You can still be on the market, but you have the option to restrict showings during the six or seven days during the Holidays!

10. You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year!

11. By selling now, you may have an opportunity to be a non-contingent buyer during the Spring, when many more houses are on the market for less money! This will allow you to sell high and buy low!

If you proceed as Tanya has suggested, and start the agent interview process, this blog might be of some interest to you.

I can tell you what we did this time of year in 2007 after being dropped by our agent. Without a clue on selling a house, and only some guidance from a few generous agents on Zillow, we did a FSBO. We did it without even putting it on the MLS, which is totally opposite as my other blog suggests so as to allow for a DOM reset. In trying to sell this time of year I figured I would have less competition, and more serious buyers as well.

If you proceed with this type of strategy with planning on hiring an agent after the first of the year if the FSBO thing flops, I would  ignore the information in the blog concerning hiring a flat-fee type broker. I would want the agent to have the benefit of a totally fresh listing appearing on the MLS.

If your plan is to do a FSBO from the start in earnest, then I wouldn't ignore much at all in that blog, and still go for it now. Obviously I'm biased as my strategy worked perfectly for me as an unrepresented buyer came along right after the holidays.

After that, it was Texas here we come. Austin at that.  :-)

Depends upon the area, but typically buyers slow down looking toward the end of they year (unless you are in a resort town).

This time of year is good for buyers who find sellers more negotiable, but sellers tend to sell for less because of the smaller pool of buyers.

Springtime brings out the buyers but also more new listings.

I would get the advise of an agent in your area, maybe a couple of opinions would be good. If you need to sell and are planning on up grading, I think that if you can sell and handle the closing costs for a new home you should do it. Why? Who knows what the interest rates will be in the spring, who knows what the value of homes will be in your area in the spring. You may not be able to get as much for your home as you would like, but you should not have to pay as much for a home as you would have a couple of years ago. Just test the water and see what your options are. A good real estate agent would be a good person to have on your side. They can furnish you will a CMA (Current Market Analysis) on your home, give you an idea of what prices are to move up and the name of a good lender that can help you with that end of your questions. If you want to sell, you need to call 3-4 local agents now. Spring in most areas is a good time to sell, but that deosnot mean that you should wait until spring. Many markets are in flux and waiting may not be the best choice.

A local realtor can talk to you about recently sold comps, give you a CMA which is a thumbnail of value and discuss your pricing options to get your house sold. Here is a page from Zillow about values in your area, but it is not the whole story. Call several local agents and do not let the market hold your decisions if you can sell and move forward.

Unfortunately no one has a crystal ball to see the future of our currently unstable market. Foreclosures continue to rise bringing our market prices down. If you need to move in order to accommodate your commute and family size, keep in mind that even though you are selling down, you will be buying in a down market also giving you more options and lower prices. We don't know what the future holds but it appears we have not hit bottom yet.

It is likely time for you to set up several interviews with local agents.
Overall the RE market is still not stable and the old rules of listing in Spring ect. really do not apply at this current time.
