Signs of a quality listing agent

1. Google the agent
Before contacting a Realtor to discuss listing your home, do your homework. Begin by plugging the Realtor's name into Google to see if there are any negative comments. Also search whether the agent uses the Web to market other listings in your area. Avoid using search terms such as "Los Angeles real estate," which is too broad. Instead, search using the name of your subdivision or local neighborhood.

Personally, I would never choose an agent based on a google search or even define them as a "quality" agent based on an online search that does not even include complaints to the local RE board. I would suggest that people visit local open houses in the target neighborhood and meet them in person instead.

A great listing agent will be willing to sit down with a potential client and demonstrate services offered in a clear, organized fashion. He or she should demonstrate a clear marketing plan and provide detailed explanation as to why/how each step will contribute to a successful home sale.  This 'sit down' is very important, because a client should feel comfortable and trusting of their listing agent, and this time together will allow for both parties to learn if it will be a good fit or not.
Using Google to run a brief search is an excellent way to see if there are issues with an agent, but it's certainly not enough to decide who is the best choice to sell a home!

If you're seeking a LISTING AGENT, consider this: real estate agents work out of their own pocket.  Being an agent costs money- everything from license fees to office rental.  In this slower market, lots of agents are running on empty- they can't spend what they don't have. So, I find it is mostly the senior agents (more than 10 years in business) who have accumulated both the funds and the experience to get the job done. 

Since it will cost money to advertise your property, print brochures, put up a website, hire a good photographer, etc- make sure the agent you pick has the resources in place to get the job done. Many of the agents I work with pay the staging costs because they are the very best marketers- they know what it takes to get your property sold!

*Does the agent have superior listening skills;
*Does the agent take the time in person to determine seller's goals;
*Can the agent give you a statistical snapshot of what is happening in your neighborhood from a)absorption analysis b) days on market c) list to sell price ratio;
*What will the agent do to market your specific home to target your most likely buyer demographic;
*Does the agent understand how to financially qualify prospective buyers;
*Is the listing agent responsive to you and your concerns;
*Ask the agent what their stats are when selling homes as far as their own list to sell price ratios;

Ask your friends, neighbors, family etc for names of people they've used with success.  Referrals are the number one source of business for a good Realtor. Then go about "interviewing" them as the above agents have mentioned.
