Simple ideas every realtor and other professionals online should follow to gain a great reputation.
 
Build up a good reputation. 
That means answering questions that
1 are not old (look at the posting date)
2 have not already had the answer given 18 times before
3 that you can help with
4 or show someone else who could help with it
5 do not say contact me I can help. 
6 you give the help. People will look at your profile and ask you for help through email if they like your replies.
7 always be professional
8 leave your resume for your profile. It is not needed in a reply
9 If a question is asked provide links that show pertinent information. Mortgage calculators and the IRS site for assistance in certain areas comes to mind.
10 say you disagree with a different reply if you do. But do not argue about it.
11 read the whole question. Look at the replies. Before to long you will see that there are some realtors who give great advice. There are even a few non-pro's here (myself included) who give decent replies and try to help. Do not think a non-pro lacks the ability to help. Do not think a pro always gives the best reply. Look for those who give good advice. Understand how they work, then emulate them. In that way you will do well.
12 do not consider the allstar badges as worthwhile. They can be as much a sign of posts a lot as posting good replies.
 
 In the end nothing you do will make you stand out above the crowd in a good way. But everything you do could make it happen. Giving good decent replies without asking the person to be a client will pay off with respect, and likely some calls to you for help from a buyer.

Also, if someone asks for public information tell them the source where they can find it or just give them the answer on Zillow if the info is not too private like who owns a piece of property.    A lot of people don't know that they can access property information at the town hall.  I know in Westchester County, you can access property information online for free now or just go down to the Westchester County Courthouse in White Plains to the public records office and get the information for free. 

When someone asks a simple question, don't say call me.   If I was asking the question, I wouldn't call you.  They are here on Zillow to get the info.

How about just posting an answer that contains some kind of content and can actually be useful to the thread.

Those that run through the gamut of questions and post one liners just to post don't realize that an educated consumer can see right through those responses.  They are not fooling anyone.  It's the quality of the posts, not the quantity of the posts that matters.

I suspect we're preaching to an empty pew as it is probable he's a hit and run kind of agent and doesn't return to the scene of the posting.

Personally if I wanted I cheerleader (Great idea!) I'd drop by the local junior college.

And if I needed to hear three word sentences repeated ad nauseum I'd get myself a parrot. (Get a CMA! AWWWWK!)

Nice! Everyone wants to buy, but no one wants to ever be sold! 

Everyone has questions and is always looking for the best advice and answers. I think that local expertise is always being sought out on Zillow.

Thankfully, there are many RE Pros on Zillow that provide their wisdom, knowledge, and expertise without any expectations in return which often times does and will result in a rewarding and winning connection with others. 

I just received an email today from a member who has been able to use the advice and discussions platform on Zillow to connect with numerous local prospects which are now clients.  She never sells, only shares.

I have another "tip" to add for RE agents.  Be aware of the STATE in which the question is originating.  As an agent (or Broker), if you offer any RE advice (or something which could be construed as advice), and aren't actively licensed in that state, you could be violating RE licensure laws.

Here's a sequence of how I approach first time customers:

Most agents want to find buyers who are ready to make a purchase today. However, most buyers starting their real estate search online are just testing the waters. First start by asking "How long have you been searching for a home in the market? Are you testing to see what's available to you?" Give them a chance to respond to that question and they will tell you whether they are ready and motivated to buy today. No need to add pressure to a customer you are cold calling for the first time.

If they are just beginning their search, ask them more about their preferences. I watched a HGTV episode on finding a rental home and the host of the show asked the customer to specify FIVE must haves in the future home. This works well for sales or rentals, you start eliminating a lot of options in the market when you work with a priority list of FIVE home preferences. You also appear as an expert because you aren't wasting their time, your time, and you really help your client learn through the process what they really give absolute priority to. Start sending your customer listings periodically, checking in, and making they keep you in their frame of mind.

If the buyer is motivated and ready to buy, qualify them!! Make sure they have proof of funds if they want to make a cash purchase or a bank preapproval letter. Making sure a buyer is qualified/eligible to purchase makes you appear more as a professional. Sometime it is best to wait until yu meet the customer in person. If they have on property in particular they really want to see, don't tell them you rather wait until they have proof they are qualified, meet them first! Build the relationship, speak to them in person, and don't take them to a second or third showing until you know they've started the loan approval process.
