I want to walk to the water. I love Oceanside. That's because I am mature but not too old. It must be about perfect this week.
About 5 years ago, I seriously looked at a place in Oceanside. It had a partial view of the ocean from up on the hill. But too far from the ocean for an easy walk. I bought a rental in Portland instead.
A nearby golf course (not too hard) would double real estate values in Oceanside.

First, I'm baffled what facebook has to do with a buyer's "preferred area".
Second, I can't imagine why a buyer wants to spend twice as much for a similar house just to be "near" a recreational activity, especially if they never participate in that activity. IT sounds like a good way to throw away money for nothing to me.

Facebook is one of the top places where people connect and to look for homes, they make there contacts there and they go from there. Ocean Side also is near Portland and Beaverton which allows a quick drive,

Savy buyers may use Zillow as a starting point for comparisons. I've not yet met one who use it as the only thing to get market value. However, the more agents know the strengths and weaknesses of Zillow, the more buyers will be able to use it properly. (Agents who only know the negatives are not helping their clients)
