I'll usually meet a client "before" they've gotten a written approval letter in their hands. We probably wouldn't see any houses because I wouldn't want to get their hopes up before they've done their home work to find out their price range. Also it isn't fair to Realtors and Homeowners to show a home to a potentially unqualified buyer.
