Lots of good houses out there, but realistically if I had the choice of any house probably only 1 in 1000 would interest me (or less)

There are a lot of great houses on the market, however, Debbie is right, when a good house, priced right, in great showing condition hits the market (and our market in the Raleigh area is a good market) its goes . Reason being, is that there are buyers who have looked and looked and are waiting for what is new to look at. When they see a good house, they pick it up.
So do your homework, work with an agent and get out to see a home that interests you right away if you have exhausted the current supply. That does NOT mean overpaying for it.
Best of luck to you.
