St. Joseph's Statue

Just curious to know what people's opinions are on burying a st. joseph's statue in the lawn of houses that are for sale. When my brother sold his house last year he got an offer 3 days after burying this statue in his front lawn. It had been on the market for 2.5 months before he did it.

Can't speak to St. Joe's success rate, but it surely couldn't "hurt", could it? (said the Jewish Realtor).

I still giggle that the person who gave one to me said it took three years for her house to sell, but it worked!

The instructions on mine say:

Bury St. Joseph in front of your home, upside down facing the street in a plastic bag (provided with mine)... if you don't have a yard, you'rea llowed to use a large potted plant...

Maybe everyone should bury at least two just to be safe. LOL Mine didn't come with a plastic bag either. Man, I need to do some research.

... the plastic bag is all the rage...

"keeps your St. Joseph clean and presentable, so that when (not "if") your house sells, you can bring him indoors, and place him in a place of prominence as a "thank you".

I think the jury is out on which way St Joseph is supposed to be facing. It says different things on different websites.

But always buried upside down

this is what catholic supply says:

The statue is buried upside down in the front yard with the feet pointing to heaven. It may face towards the home (or towards the street if you want your neighbor's home to sell!) The location of the statue can vary: by the "For Sale" sign, in a flower pot (popular for condo owners), etc.. As long as you can find it once the home has sold. After the home has sold, the statue should be removed from the ground and given a place of honor in your new home.

where do you buy those St. Joseph statues for the yard? I just had the lady from Coldwell Banker come in and took about 30 pics of my house. She said she was so impressed with the way it shows even with the colors I have in here. I was so surprised that she did not in any way try to get my listing. She said she would send me all the forms that I would need when I get a buyer. Said she was going to show all the pics to the people in her office on Tuesday when they have their office meeting, and that even tho I am a FSBO she was going to do her best to try to get a buyer for me as I am offering the 3%. Goes to show how slow the market is. We will see.

Millie, usually Christian bookstores sell them or there are tons of places online.

She's trying to get the listing, she's just doing it in a subtle way. When you get the paperwork, make sure her name and brokerage aren't on them anywhere. Sorry to sound so skeptical, but if her brokerage is anywhere on there, guess what, you will owe her a commission.

Ok Marci, and I will make sure of that. I really don't think I need any tho, as I have just about every form I need except a counter offer. LOL figured if someone made an off it would be for full list price. LMAO Or, if it wasn't too far off I wouldn't have to counter. went today to pick out plants for the front to give more curb appeal. Figure if it doesn't sell for a while I might as well have a nice yard to look at.

LOL over asking price? thats a good one Marci. Not in this market. I won't even think about that one. won't happen. can't get one here let alone enough to make a bid war to offer over asking. There was a time that we could have had that. If only we had known 2 years ago. I would have sold then. LOL
and yes, I am sure she will eventually try to get my listing. I just came right out and told her I was not listing at this time. told her that before she even came over. So, she probably thought this is not the time to approach me about that.

what is nauseating pinks?????

you got it Marci. Guess it doesn't hurt to dream. Never know anything is possible. It isn't a fantasy it could happen any of us could get 2 buyers that want our home and hence over asking price. Ok, sounds good to me. I will dream of that happening.

My mother had her house up for sale last year in New Jersey. The house was priced right and no offers all summer. She came to California to visit my family and me last Thanksgiving. We went to San Juan Bautista on a day trip during her visit. This is one of the missions and it had a gift shop. She bought the St. Joseph statue and buried it in her yard when she got home. The NEXT day, she got a solid offer, went into 30 day escrow and she was in her new 55+ home by New Year's Eve. So GO FOR IT!!!!
