Looking to buy in St. Marlo's. 2011 construction, approximately 4000 sq. ft, asking price at $620K. Have a realtor, haven't asked for a CMA yet. Will do soon. Looking at other homes around, $153/sq. ft. seems high. Any recommendations?

the best opportunity for getting a "buy" will be on existing homes. The cost of material and labor has not been impacted downard as much as that of standing inventory - especially inventory that someone is paying on and having to maintain

It's new construction, four sided brick so stucco should not be an issue.
I like the idea of talking with the local builders. Will follow through in the coming days. Thanks!

My recommendation is that you better be in that data like a tick. The bottom has fallen out of Sugarloaf, St Marlo, Sweet Bottom....over the last several years. Foreclosures continue to be a major issue in the first two along with quality issues. All that stucco is coming back to haunt folks, not to mention that corporate transferees don't buy stucco homes....

I'm a foreclosure appraiser as well as broker - done too many to count over the years in those communities, put a few buyers in there as well but not without turning every stone.

Go in eyes wide open with reems of data and the most detailed inspector you can find. And if your agent hands you a list off the MLS of closed sales, you might want to start asking pointed questions.

Since you are working with an agent, you really should rely on the tools he or she has at her disposal to determine whether the price per square foot is fair. A CMA is a good first step, but if you are looking at doing backup personal investigations try speaking with local builders to get a ballpark number.
