Accidental "staging"...
Removed all the doors in my house and REA scheduled a showing before I could re-hang them. Turns out buyer was blind, and it was the first house he had ever been in where he didn't have to worry about bumping into doors.
House was sold with all doors on the floor of the back bedroom.

Making it look like a model works - decluttered, clean and each room show a clear purpose. Sounds basic, but you'd be amazed at how much difference removing dated decor can make when replaced with contemporary colors/styles. This house sold with a great offer in 5 days. Here's the before:

I hire a professional stager if the house is vacant. If it is occupied, I hire a stager for a consultation fee. She rearranges the furniture and makes invaluable suggestions for paint, clutter, curtains...just amazing! The consultation is part of the service I provide to my clients. My sellers love it and really listen to the "pro". It is money well spent in this market with an over abundance of selection. You have to be competitive!

Clean shows and sells best (if the house can't smell like a wet dawg, it should smell like nothing at all).
Ensure two people can walk side-by-side anywhere in the room. Ensure they can walk directly (no zig-zag around furniture) up to the major selling points (fireplace, view window, door into the hall or next room, etc) in each room. Try, try, try to ensure they can always walk forward at least three average sized steps in a straight line anywhere in the room.
Review each indoor and outdoor space. Identify anything that is not going to 'make sense' to most buyers (nook, odd wall angle, large great room that incorporates multiple functions). Make changes or bring in furnishings to insure the oddities not only make sense, but are selling features.
Just because you think it is beautiful does not mean everyone else will agree.
What you think is clutter, and what a stager thinks is clutter are not always the same thing. Know the difference.
Red is a stager's secret weapon. Use it sparingly and use it right.

I like to paint a warm color throughout the home. There is something about getting away from white walls that seems to make people like the home more. Paint is one the best returns you can make when trying to get your home sold.

Taking window coverings down leaving valances..opens to light and in our area the water views. Can work just as well in neighborhoods with backyard that may only need sprucing up and flower pots. Use what views you have to capitalize on especially when sellers are on a budget in this market.

BEFORE you can think 'bout staging, you've got to CLEAN & DE-CLUTTER!
Flowers & furniture won't do the trick if the carpet SMELLS, has pet stains, the walls are DIRTY & it's OVER-ACCESSORIZED.
Same with curb appeal. TRIM the trees, EDGE the sidewalk & clean-out the flower beds.
THEN, you can begin strategic placement of furniture, lighting & 'PERKS' to create a 'warm & fuzzy' feeling for the buyer.

One of the hardest things to sell past is dirt, which is odd since it's one of the easiest things to fix. People walk in and say "This place is grubby. No one cares about this place, so why should we? No one has taken care of basic cleaning - what else haven't they taken care of?".
Also - the house should smell fresh and clean. Open the windows, empty the trash and laundry hampers, deal with pet issues. Don't try to mask smells with stronger smells.

I am an Accredited Staging Professional (ASP) and a Realtor and staging makes a difference. From repainting a front door red, to simply keeping the toilet lid down to rearranging the furniture, there are big and small tweaks that make a huge difference. Each property and its needs are unique, so you need an experienced eye to stage to sell.

Some I like is removing the screens from the windows on some homes. Somes house give better curb appeal with the screens removed. Another I like is flipping mulch to give it more color and to show you care for the home. Also you can hose the mulch with water to make it look fresh.
