Statistically speaking, what is the most up and coming area of Central Florida or Orlando?

I am seeking information on the Central Florida area, Orlando in general, and I am wondering what are the "Hot" areas of growth and what are the areas of "decline". Thanks.

As a buyers agent that works all over Central Florida, this is my opinion:

While property everywhere is currently depressed, I expect the largest growth and demand will be for the Lake Nona Area due to the Medical City ( not complete yet) bringing in thousands of jobs and tens of thousands of people with it...not to mention the schools are great and everything is relatively new.

Hi Jay,

David is your man for Baldwin Park.  It took a while for Baldwin Park to get going, but now it's a delightful place.  I also love Winter Park, which is right next to Baldwin Park. 

In terms of an investment in an up and coming area, then Lake Nona is the place to be.  The total investment in the "medical city" will exceed 2 billion (that's "b") and the entire project is expected to generate 10,000 jobs within Lake Nona and another 20,000 in the surrounding area.

However, let's also be clear that nothing in Florida is "hot" and it won't be until the global economy recovers.

PS.  Lake Nona's "medical city" is 18 minutes from Disney.  I actually timed it last week.

Jay, statistically speaking the entire Orlando area has declined substantially since prices peaked in October of 2006. The area around the home you referred to in your question is Baldwin Park, which is between downtown Orlando and Winter Park. I recently looked at sales in July of last year compared with this year and the median price was up $50k from $375k to $425k. These numbers vary from month to month, but overall sales are doing well in the area and the number of homes for sale has come down.

Another area that has real potential for being hot is Lake Nona. UCF has a new medical school there that is the hub of a new medical city taking shape. Economists estimate the medical community developing out there could have an $8 billion impact on our local economy. Best of luck.

Also, gated communities that are mid-grade (like the one we rent in) seem to have a life span.  It is shiny and new and at it's peak then eventually will decline due to % of renters, lack of HOA enforcement, vandalism...be very careful....we rent in Cross Creek.  Looks very nice but has a multitude of problems that you wouldn't know about.  We now have a security guard in the evenings to prevent cars from smashing thru the gates, teenagers from destroying the pool and tennis courts, ect...last summer a teenager pulled a gun on a mom after she spoke to him.  And this is a one of the better communities.  I also find the teenagers to be of a tougher caliber than what I was used to up north.  Remember...Windermere, Dr. Phillips area.

Well Jay...I have lived in Ocoee, FL for 2 years now because my husband got a great job with Disney.  We are wondering the same thing as we are looking to buy soon.  It is very different here than in MA, where a particular town may have a great school system among other things going for it.  I grew up in Andover, MA an upscale preppy town.  Orlando seems to have pockets of good and bad areas.  The town of Windermere (Tiger Woods lives here) is a very upscale yet quaint and safe place to buy if you can afford it.  Probably your best bet.  We rent in Ocoee but on the Windermere line in a gated community, otherwise  Ocoee is a dump.  Gotha is next to Windermere and very nice also.  Dr. Phillips is in the same area and also super with restaurant row and upscale night life.  Stay away from East Orlando.  There is a super gated community in Windermere called Keenes point.  These are your established communities that will not decline in the long run.  Clermont is a small town that was up and coming but is now overbuilt and a ghost town of empty developments.  Stay away from Davenport, Poinciana, Kissimmee.  Winter Garden is a dump but they have built luxury homes on the Windermere line that will not hold their value even though they look nice. Some of the developments to avoid are Summerport, Independence, anything in Winter Garden/Windermere line.
