Thank goodness for the crackdown. It's disgusting the way all these ex-loan officers/realtors turned loan mod experts are ripping people off that are already hitting bottom.

Thanks... It is to bad these links get buried among trivial discussions... I wish Zillow would post these three links on their site as a voluntary service so those who are really hurting could find the help they need. When you are in that situation, you become numb and don't no where to turn, only to become a victim even further. The guilty feeling you let down your family...
There is no feeling like working your tail end off and still having the Sheriff show up and escort you and your family from your home.
Especially when a scum bucket modifier comes up to you posing as a knight in shinning Armour who is there to save the day; but actually is only there to pick the last of remaining funds left keeping the family together.

The free services are great..try them out. You pay for what you get. You think the lender wants to discount what you promised to pay them? No way. Why would they? It does not make any sense. The free service will help you prepare your request for submission. The lender will high ball you because they know you are not a professional in the industry. Its common sense. In addition, you only have one shot at the HAM program. Are you willing to gamble at this great opportunity? If you would like to see if our attorneys can take you on as a client, its free to see if you prequalify and we have a 100% money back guarantee. Its a no brainer. There is an advanced fee, but if the cost to benefit is present, we take you on. The attorneys are not going to throw their license away for a measly $3000. So you can get an idea its 2495 for HAM. [content removed by moderator for being self-promotional]. Bottom line, if you do not know how to change your brakes in your car are you willing to try and potentially fail putting yourself and others at risk? NO, the same applies to loan modifications. Let the professional attorneys handle your case and pin the lenders down! Take care and best wishes.
Sincerely,
Chris Wilson

Plenty of scams out there. Another trustworthy site to add to the list - www.mortgagereliefonline.com, a reputable website administered by FICO and the nonprofit Homeownership Preservation Foundation; the service includes access to HUD-approved credit counselors, is free, and won't affect your credit. Here's a link to an LA Times article about it. http://ow.ly/dlp5

Just with everything else in this world you have some bad ones!!!! I agree do your research and I would advise anyone in the process of a loan modification and your going to need some help just to hire an Attorney it's worth the headache and the time. 99% of the time you will get better results then what you would get going it alone!
Hiring an attorney is not necessary. Unless you sat on your caboose till the last minute and the sherrif is knocking on your door. Many many people have done it themselves successfully. Just take the time to do some research and prepare yourself.Â

You Really Don't need to hire a professial for a modification. It is a good idea, however, to learn as much about the process as possible. The stronger you present yourself to the Bank the better your results will be. A modification is not an automatic qualification for everybody. I have written a Do It Yourself Guide which will prepare you, so that you can increase your chances for a successful outcome when negotiating with your lender. Just click on my profile for information about the Do It Yourself Guide

I'm glad that you posted that article. It's good to know that there are steps being taken to help protect many consumers against these types of businesses.
The following article, I think, does a great job of explaining what exactly is involved in a loan modification, as well as some concerns for individuals and eligibility requirements.

Nice links for people that want to try the loan modification themselves. Some people want to do it themselves. There is always some company out there that may be the rotten apple, but all the Attorneys I work with are great and low cost and really help alot of people. I guess it is the same when you buy a piece of property, the saying buyer beware. So do your DD.

One very important thing to ad? A person that tries to do a loan modification themselves has a less than 3% chance of getting a modification and if they do it is not a very good one. There is no place that will do it free. Research and find a firm that is successful and has different options and save your home. There is no home mod fairy.

I tried and have been denied...it seems the only way is to get an attorney

bigdondaddy your post reads like it was written by someone who gets paid for loan mods. Many loan mod companies charged for services that they never provided before they folded. You either qualify for the mod under the government terms and percentages or you don't. Not everyone qualifies and that stinks, but if they did not qualify on their own, a loan mod company would not be able to do any better.
Companies offering loan mods are like companies that say they can "fix credit" by removing negatives. If they can do it an owner can too. It's not easy even if you hire someone, but since it can be done for free it's worth trying.
@je523nn, do you have a hardship. Is it just the PMI that is hanging you up or do you have other issues that they are pointing to for the denial?

These are the only links you need, don't pay someone to modify your loan and end up loosing your house anyways in addition to cash you can use to feed your family or for any emergency housing you may need if it doesn't work out.
There was a person that I know of that was taken for $3,500 to modify their loan, took the modifier to small claims and the judge awarded them $7,500 and stated that he would have given more if they were in civil court.
