Excellent advice, Paul. The value of home ownership versus renting is well documented. Depending on your situation, staying in your home without a short sale or foreclosure can be a very attractive option.

hi Paul,
typically lenders/ servicers will not allow you to do both. Once you apply for a modification you can not also apply for a short sale. The servicer will typically make you cancel one.
You may want to make your post not look like an advertisement.
I do modifications all of the time and I post about them because I am very proud the help homeowners stay in their home however there are some other people who will not be happy when they see your post. I have had people actually follow my posts to keep saying nasty things for what ever reason.
Loan modifications happen a lot more than people think. I believe part of the problem is the servicer may need a new document or the 4506t want filled in properly. The lender may send a letter to the homeowner and the home owner thinks I just sent that in or I sent that in 100 times. However it needs to get there or the file will be cancelled.
If the homeowner has an advocate who knows what they are doing and has successfully gotten them advised before they have a much higher change of getting approved.
