Sunroom or No Sunroom

We are currently pricing out a new home in an upscale sub. Its a 4 bed room home with 3.5 baths and about 3700 sft. We felt that the Family Room would be better with a 4 ft extension that would make it more spacious. However, we are now considering adding a SunRoom that is a 2/3rds more expensive instead of the Family Room extension.

We believe the SunRoom will add a WOW factor and is more noticeable than a 4 ft extension of the Family Room when compared to a similar home that doesn't have the Family room extension. We did some research and it appears that SunRooms typically only fetch about 40-45% of the money spent.

The house is North facing so the sun room on the back will have plenty of light on the South side

Opinions please, is it better not to add a sun room altogether OR do you think this will add value?

I'm prejudice.  A sun room off the kitchen is a wow factor to me.  I'd overlook other negatives in the house if it had a 4 season sun room.

It comes down to what do you want and what will fit your life style best.  4' on the family room is hardly noticeable.  Even a small 10x12 sun room becomes an added retreat.

- Just in case folks have not noticed, the question was posted in Michigan > Northville Township.
- The floor plan is an open floor plan. The area from Kitchen to Family Room is pretty open
- The Sunroom will extend off of the the Kitchen

It depends on where you are? Here in N.California(Bay Area) very few houses have sunrooms!! Family rooms are where all the action (people gravitate towards, after the kitchen!) takes place. I would look at what serves your purpose and its' utility/usage and take it from there. Or do a cost/benefit analysis!! Good Luck!
