You should allow TIC owners to "split" their units even if they are sold as one building. Looking at the total building cost is essentially meaningless once a building has been purchased as a TIC and the owners intend to convert. The square footage/bed/bath information should then be broken out by unit, because listing that info for the whole building doesn't help people understand what a particular unit features are.
