Taxes on my home increased to OVER double, can I do anything about this and if so what?

All of a sudden my home loan payment increaed dramatically, when I called and asked why they stated my county taxes had increased after alot of phone calls and qquestioning I found out it went from around 550.00 a year to 1,300 a year approximately, is this normal, can I fight it.  I was just barely hanging on as it is and cant afford this increase, can anybody help??

If you know a real estate agent who can pull some comparables of other homes similar to yours in the area and they can give you an estimate of the current value of the homes.  If the values have increased then the taxes maybe be correct. If values have declined in the area, then go onto the website of your tax collector, find the forms to complete to have your home reassessed. There are forms to appeal the value, they will then review and adjust the assessed value if it turns out to be valid.

This is a relatively common thing, especially if the property hasn't been assessed in a while or if the property was a vacant lot and then was built on.  Richard also has some great advice- everything goes back to the county assessor.

You need to talk to your local assessor and city or county treasurer (tax collector) as these are the only folks you can really help you.  Don't consider them as advocates for higher taxes but people who can help guide you through the complexities of property taxation.

There are two components to every real estate tax: The assessed value and the real estate tax rates.  Ask the local assessor how the property assessment has changes and why.  Ask the treasurer or tax collector how the real estate tax rates have changed.  You can appeal your real estate assessment if you meet the deadlines and other filing requirements, but you can't appeal the real estate tax rate.
