I've had seller clients that wanted to make it worth the tenant's trouble to allow showings. The owner/landlord promised that their last month of rent would be refunded after closing. Basically writing a check to the tenant after closing for cooperating. It worked wonders. We were able to get in anytime and with short notice.

It can be tricky for listing agents stuck between an owner, a tenant and a listing agreement where showings are concerned. You need to be honest with the owner and tell them the house will not sell if you cannot show it.
In my state, you can ask for a representation agreement so that you are an agent for the owner and can give the legal notice needed to show directly without the owner in the middle. If the tenant is being difficult it is best to keep things to the letter of the tenant law and in writing to avoid trouble.
Talking to the tenant and explaining that you know that it is an inconvenience or trying to arrange better showing times/days or blocks can also help ease the tension and make showing easier.
