Hi Lantz 77:
You would be smart to list your house with a good brokerage in your area. Your exposure will be better than almost anything you could do on your own. Additionally, listing your house with a broker who is a member of an MLS agrees to share the commission with other brokerages/agents, therefor agents from any brokerage will also look for buyers which is good for you! Finally, an agent, hopefully a Realtor(R), will help you price the house correctly and will make sure the house is staged to sell, which is very important.
Good luck,

Thank you both for the useful information... I had heard that listing the home in Florida would get it sold quicker... but you both are right! Thank you very much for your reply!

If you list your home with a real estate agent that places their listings on MLS (this can be a full service brokerage to a discount brokerage), your listing will show up on national websites like Realtor.com (which is where someone from Florida will see your home)
Additionally if someone from Florida is looking for a home in Tennessee, they will probably Google 'Tennessee real estate' and search through a local brokers website.
Skip newspapers. Most agents now list homes in newspapers at the insistence of their clients. Why? Because 80 plus percent of homebuyers start their search on the internet and not from a newspaper ad.

It just seems to me that if anyone in Florida was looking for a home in your area, they would be looking at listings in your area. The likelihood of someone living in FL that happens to see your TN listing while looking at listings in FL saying to themselves, I think we'll just move to TN is very unlikely. I would suggest that you not waste your money on newsprint ads in FL.
To list on Zillow and cover all the states, as well as your own neck of the woods, you can start here. However, it would probably be a good idea to read this first. Good luck.
