I love the encouragement to rent around here its great for people like me who own numerous properties. This week I leased one of the current propeties I recently closed on in Spokane and had 6 groups of people compete for it. I ended up renting it to the first couple, who wanted the house so bad that they offered me $75 more than my asking price. Its great not living in southern CA, I dont have to wait to purchase homes that cash flow.

Aren't Zillow doomers the best?  THey seem to be too happy.  Someone ought to increase their rents.  I am sick of the doomers complaining about high rent... high rent that intelligent and savvy landlords are entitled to!

As long as the rent stays high, that means more business for me. People will get sick of paying high rents and decide to buy a home of thier own.

exactly and less buyers definately corresponds with higer rent prices. I know from my own experiences rents are going significantly up in my area. I think this is the case in most areas except c**p holes like phoenix and Las Vegas, which I wouldnt move to even if homes were free.

They could double my rent and I would still be ahead instead of buying.  8)

I've saved about 60k so far and that doesn't include the gains on my invested equity.

Oh, wait, include taxes, HOA and my lawn maintenance - that puts it more like 75K.

Similar experience here. I was surprised to find a renter for a recently purchased condo, just a few days after closing. I ended up renting it for more than I had hoped, and the tenant never challenged the asking price. This was quite a reversal from a few years ago. I like..

Actually the real investors in Re are hurting big time due to lack of capital and dropping rents! 

These clowns are just realtors, drop outs from College and their frat houses!

They cant find cash flow possitve property, funding or tenants!!!!

Realtors are such liars ......What a waste of human flesh!

In most markets, the rental amrket is strong!  Now I know that Rob is going to come on here to post stuff about how rents in Phoenix are falling, but that does not disprove the fact that rents outside of Phoenix are rising!  In NJ, the vacancy rate is less than 5%.  In NYC, the vacancy rate is about 1%.

Why do you people care who rents and who buys?  Why do so many people live their lives to impress complete strangers? 

 

Everyone rented at some point in their lives unless they were born with a silver spoon in their mouths.  Where do you think first time buyers come from anyways?

I'm with you K101:  the only way my landlord is making any profit on my rent is if he put $200K down on the house or paid cash........either way, looking at rents in my area, there are way more available now than when I went searching in the summer when you usually have more inventory cause many of the gov't gigs end in the summer due to school and families, and from what I can see rents have not increased at all. 

 

Hey CrazyGuy...didn't you say that one of your rentals is renting at a $200 loss a month..........What Da!!!!  I would be happy to rent that one from you.

 

If my landlord tries to raise my rent perhaps I will tell him he ought to petition the county to reduce his taxes since the home is probably assessed to high and based on 2005 figures and be thankful he has me as a tenan!

Because I don't want to see people make the same mistake some of my friends did - not enough research, blindly listened to people who profited from their ignorance. Now they're stuck and unhappy. The more people learn to think for themselves and take personal responsibilty for their actions, the better.

In our market, you can buy a 50K house and rent it out for $700/M, no HOA. Generally I don't buy any Townhouse or Condos, they have no lot(land) but a lot of fees.

I do not get the animosity of many posters.  I hope no one held a gun to Caliguy's friends' heads as they signed the papers to buy a house with no money down with unbelievable teaser rates that reset.  Personal responsibility, please!  Why is it so scandalous that !crazy guy ! and plarusa have the good luck in renting out their properties? 

 

It appears that many would be buyers are still priced out of their targeted areas.  But with patience and luck, they will chance upon the desperate seller.  But en masse meltdown, as in all of the city of San Francisco or NYC, it is unlikely.

It is obvious you are new here. Them renting it out is not scandalous. Them bashing people for not agreeing with them is. They belittle anyone who disagrees and accepts the real fact that the market in CA is a declining one. They boast about their purchases in a declining market as if it was 2001 all over again. Along the way bashing renters. BTW, many of us here already own if not one, multiple properties (AZ Rob , myself and others) . We dont want the market to crash because we are also vested in it but we are not going to sit here all day BS-ing the crowd saying ' ALL IS WELL!'. Friken ridiculous.

Oh yes, they subsidize us so that they won't end up loosing the house to foreclosure, so that perhaps they can build equity in hopes that prices will rise at a rapid rate again and they can sell for a nice profit, if they were flippers that is.  The people who have decided to get into the rental market as owners are in for a rude awakening.......or waking in the middle of the night with an issue from their renters.  

That reminds me, I have to call my landlord, the kitchen sink has developed a slow drip.........

Most landlords do not subsidize their tenants.  THat is constant misinformation that is regularly spread by bitter renters.  I know many landlords who own over a dozen rental properties and they DO NOT subsidize their tenants.  They are very wealthy and because of their rental income, they were all able to retire at a young age.  So keep breaking your back going to work everyday while they enjoy the good life thanks to renters.
