The majority of banks when accepting an offer gives a 10 day inspection period. Most reputable REO agents immediately get a termite inspection report done as soon as the property is assigned to them. The reason for this is when we a buyer asks for section 1 repairs, we can then inform the bank with that cost will be when submiiting the offer.

Calif has a 'the dog sneezed and we don't want the house anymore' clause for 17 days. Do you like how I named it?? lol I believe it's business days.
Therefore, check with your agent. A properly setup contract you can walk away on w/o losing your deposit.
If you want to know what I suspect is happening... We panicked when everything went so quick, private info is shared, we just didn't feel like we were in control of anything!! If you share this feeling, relax and trust your original judgement...

It all depends how it's outlined in the purchase contract and bank's addendum. Usually the seller-bank will give you 10-12 days of inspection period within which you could inspect the property and cancel the deal if you find something substantially wrong with it.
However, if you are past that inspection period (due diligence period) the seller-bank might withhold your earnest money deposit.
You need to read in the contract exactly what was your inspection period. Your agent should not have waited so long.

The Agent we have says he will take care of setting up the Inspections we need.
Home and Termite Inspectors out there. He finally got the House Inspected for
Termites on Aug. 3, 2009. Was the Agent right in waiting so long to get the Termite
Inspection done, also can we back out of the Deal, due to what was found.
