The latest reports available from the Dayton Area Board of REALTORS indicate that single family home sales increased by 40% in May with 1200 homes sold compared to 853 sold in May 2009. A total of 4,324 homes were sold between January 1st and May 31st versus 3,712 during the same time period in 2009. The mean or average selling price in May 2010 was $126,966, an increase of $504 over the average selling price of $126,462 in May 2009. The middle or median selling price was $115,000 in May 2010 compared to $110,000 in May 2009.
The total inventory or supply of homes available for sale on May 31st was 8,980 versus 8,922 on the same date in 2009. Since the rate of home sales has increased, the supply of homes available would be exhausted in 7.5 months at the current selling rate versus 8.3 months based on the selling rate at the end of April 2010.
