If there is a discrepancy in the number of your square footage, its best to know why, and should be noted in Zillow. You dont want to be held liable to a future buyer for any un-permitted living space. Talk to the appraiser who did the appraisal and ask whats up with the difference between the two numbers.

The easiest way (assuming it isn't claimed by an agent), is to claim your home and edit the home details. There are instructions in the Zillow FAQs on how to do this.

If it is listed with an agent make your agent aware of the inaccuracy. They can claim the listing, then edit it.
