1) house sqft
2) lot sqft
3) # bedrooms
4) # bathrooms
5) # stories
6) year built
7) tax assessed value (adjusted for local rules)
8) last sold price extrapolated from sold date
9) covered parking (if in the county records).
Did you check all of them for discrepancies? Are there possibly any errors in any of those times for either property that need correction?
If prices are rising or falling rapidly and the same price was paid, there would still be a difference based on the 1 month between the purchases.
Just because properties "look" almost identical doesn't mean they are. One can have more traffic and noise. Another can have more detailed finishes inside, like crown moldings and hardwood floors and detailed built-in casework with hardwoods, or even more insulation in the walls and attic...
