Also, it seems with Zillow that lot size has very little impact...probably because it often has little impact on tax assesment.You also have to take into account that when a zestimate is created, you can think of a home as being at the center of radius of homes. Any sales with in that circle affect the zestimate price. So even though a neighbor's home is very close, it creates an entirely different circle, if the home is the direct center.But the main thing to remember is that it is ONLY a zestimate...a starting point...a completely computer created valuation using only what public information is available....how accurate could it be really?
