Correcting property records that are twelve years old is noble, but may prove frustrating. The MLS closed date (12/31/1997) and that recorded in County tax records do not agree, but that is not an uncommon error.
I found it curious that TWO warranty deeds were issued on 12/26/1997 -- one for $113K and the other for $169.5K. Is that your concern?
Presentmarket value is significantly higher, so no prospective buyer should question your asking price, as long as it is realistic. (If that was your concern.) Corrections can be made at the next closing.
