The valuation of my neighbor's home and mine seems to have gotton mixed up on Zillow. What can I do?

Profile picture for RRA4

My house has more square feet, more bedrooms, more baths, and a higher tax valuation than does my neighbor's home. Up until about a year ago, the info on Zillow had always reflected this. Now my neighbor's house shows a higher valuation than mine. I would like to have this corrected as we would like to sell the house in a few yyears and I know that people consult Zillow. How do I strighten this out???

The best advice is wetdawgs D...Don't worry about it.  Your Zestimate will not effect the sale of your property as no real estate professional will use it to value your property.

What does one do when the Zestimate doesn't appear to make sense compared to a neighbor's?

There are many possibilities:
a.  Go through the "facts" on your home, and make sure everything is correct.   Claim the home and edit them if something isn't correct.  Work through the owner's estimate and make it public if you are planning to sell so you can show the upgrades and other features that aren't included in the Zestimate.

b.  Look at the comps that are used for your house.  Modify them to more appropriate comps if there are more appropriate comps.

c.  Look at more than one neighbor's house,  It isn't unusual for there to be one or two oddball numbers in the neighborhood.   Check to see if your house is trending the general in your neighborhood - don't focus on just one neighbor.

d.  Don't worry about it.  Zestimates are just a starting point for comparing properties.  As you are not selling today, Zillow is always improving their model.  The number you see today is likely to be very different in a few years.
