I am sorry. Public facts simply doesn't explain away the gap in valuation. The algorithm Zillow uses is too simplistic to account for something as important as the value of the houses you are publicly displaying on Zillow. It's a glaring discrepancy. The people you serve and the integrity of your site demands that your algorithm is changed to reflect a bit more of reality.
The info you get from zillow is just to give you an idea as to what properties migh be selling for in the area. If you want the real value you need to hire a professional appraiser or call your local realtor to give you a comparative market analysis. These agents selling the area and know the market. Zillow is not an appraiser they don't know what you have done on the inside of your home if anything.
