The value of my home shows as the same as those adjacent to me, but those houses ...

The properties mentioned above have another house below them that has a long, steep driveway and is on the housatonic river.  My house goes all the way to the river as a single property and it is valued the same.  Obviously that could not be correct.  What can I do to rectify this glaring error.

Zillow uses public facts for generated the Zestimate, and they don't include water front status, nor views, nor upgrades or downgrades.  A Zestimate is not an appraisal, and can't substitute for an appraisal.

Water front certainly can add value, so if you are thinking of selling make it clear that you have this feature.

I am sorry.  Public facts simply doesn't explain away the gap in valuation.  The algorithm Zillow uses is too simplistic to account for something as important as the value of the houses you are publicly displaying on Zillow. It's a glaring discrepancy.  The people you serve and the integrity of your site demands that your algorithm is changed to reflect a bit more of reality.

The info you get from zillow is just to give you an idea as to what properties migh be selling for in the area.  If you want the real value you need to hire a professional appraiser or call your local realtor to give you a comparative market analysis.  These agents selling the area and know the market.  Zillow is not an appraiser they don't know what you have done on the inside of your home if anything.  Call your local realtor they be more than happy to give you and idea as to what the market will bear at this time.  I can be reached at [contact info removed by moderator].  Happy New Year!!!!

Real estate agents universally make excuses for Zillow because they know Zillow's price is very likely wrong.  Regular people don't get that.  They see a price listed and it MUST be right.  The other houses in this area have houses closer to the river, but when a regular person sees the prices of those houses they aren't shown that there are houses closer to the river and are priced accordingly, because they are not! priced accordingly.  Advertising(presentation) is 75% psychology; a fact that has not addressed at Zillow.
