The value on my neighbor's house (smaller lot, smaller # bathrooms) is higher than mine.

The list of nearly similar homes for sale is very different for our locations.  Why is this?

Zillow software is fairly inflexible (I would almost consider "beta") as for as zestimates go...but if i were you i consider going down the block and finding exactly why in person. This will give you a free-of cost breakdown.(take notes and consult a realtor).

Most computer tools and software used by zillow,and Trulia etc. are not as accurate as a real human, Realtor, or appraisal which will factor in current updated factors versus old ones. They use pre-set guidelines and factors.   If you need more assistant please let me know.

I don't doubt that.  My question was why if our houses are just feet apart would the list of recently sold homes in the area show higher valued houses across the board for her house than mine?

Though Zillow is a great tool, they are not very accurate on valuations. Take it with a grain of salt. To find out the true value of your home, consult with a local Realtor or get a certified appraisal.

It may have more to do with the public information about your home...the assessed values may be different.  There may be updated sales information on your neighbor's home and not on yours.
