I always advise my clients to list in the late spring early summer as this is when I have seen the most buyers. Contact a Zillow Premier Agent and in your area and they will be able to point you in the right direction. If you would like a referral just let me know.

Do you owe more on your home than it is worth? Are the home prices declining? If so, then list now, and you will mitigate more loss. If you have equity, then list now, and take your cash and run! People are buying, so just do it! Good luck.

I would recommend listing the house now, and pulling it off the market around mid-july if it doesn't sell, then re-listing in the Fall.

There are still family's that want to get situated in the new home before school starts in the fall. There is no "best" time to list a house, but spring and summer still seems best to a lot of buyer's and seller's.
