In Mobile the demographics on a site like this tends to be off in The Oakleigh Garden District., and some of the other historic districts. I think that because they pull the demographics from a certain mile radius and there is no way to take into account the fact that a neighborhood where prices are in one range may be very close to a neighbhorhood with drastically different prices.
Another area where this happens is waterfront homes and areas near waterfront homes that are not on the water. The off the water prices tend to be higher than they should be and the waterfront houses tend to be lower than they should be.

I question where the research came for the area demographics. There are about 200+ families in area that are white collar professionals. While there is a Washington Square park in the center, the neighborhood has never taken its name from that. Someone needed to do more research.
