This can be problem sometimes. If you point out the differences and do a little "branding" of your neighborhood or area, you may benefit from the better marketing. Look for your subdivision name in the records and market with that, sell your high school or elementary school area that the other zip may not have, refer to your side of the neighborhood as "very desirable" etc. Making the pitch of being in a more coveted area can make buyers feel special and help sell your house.

make sure your marketing points out the differences to buyers who may not be aware... and adress why your area has a higher value...
zip alone does not mean a property is worth 'x' in my zip code we have from cheap housing to million dollar estates all within a mile of each other... no looking a the dollar per square in my zip...
